Description:

Under the supervision of the Manager of Assisted Living Services, the Team Leader of Assisted Living Services (ALS) Maintenance and Security is responsible for the supervision of the ALS Maintenance and Security team and the overall maintenance and security of the ILC buildings.

The Team Leader with minimal direction, with respect to business objectives and organization philosophy is a developing leadership position providing focused, tactical guidance to a group of staff. Combines fully qualified technical skills to contribute to the solution of moderately complex technical problems, with intermediate level skill.

The Team Leader directs the development and implementation of activities in area(s) of expertise to meet goals, service objectives and standards. Participates in the administration of budgets and may make budgetary recommendations and approve staff expenditures. Develops schedules and manpower requirements for assigned areas. Selects, develops, and evaluates personnel to ensure the efficient operation of the function.

The Team Leader makes decisions on independent judgement, requiring further investigation and evaluation; within generally defined parameters. Alters approach or recommends procedural changes. Decisions generally accepted as accurate and sound. Seeks consultation/guidance as needed.

Responsibilities:
Supervises the ALS Maintenance and Security Team
Provides leadership and carries out Supervisory responsibilities in accordance with the organization’s policies and applicable procedures by the following:
  • Recruiting appropriate staff.
  • Addressing complaints.
  • Resolving problems.
  • Training employees.
  • Team-building activities.
  • Directing specific work.
  • Appraising performance.
  • Recommends for termination of an employee, when necessary.
  • Evaluates service deliveries regularly and reports the results to Supervisor.
  • Supervises personnel within the team as per his/her work plans.
  • Coordinates and assigns work and provides supervision and direction to the team members.
  • Conducts yearly Performance Appraisals of the team members.
  • Addresses conflict resolution as it affects the work.
  • Addresses complaints regarding ALS Maintenance and Security staff.
  • Establishes regular team meetings and conducts team-building activities with staff.
  • Monitors and records work hours and approves timesheets; keeps record and approves employee’s vacation, sick leaves and flexible hours.
  • Authorizes purchase orders and cash disbursements up to $1000.00.
  • Provides direction and guidance to the team in relation to KSCS Strategic Framework and Community Health Plan.
  • Participates in the interviewing and hiring process for staffing.
  • Ensures job descriptions are kept up-to-date and relevant to the mandate of KSCS.
  • Ensures scheduling coverage for vacation, wellness, day, evening and holiday services.
  • Delegates appropriate replacement during Team Leader’s absence.
  • Attends monthly supervisory sessions.
  • Participates in regular supervision sessions with immediate Supervisor.
  • Responsible for researching, developing and implementing training for the staff.
  • Identifies training needs and approves training requests of team members.
  • Attends staff meetings/workshops/conferences relevant to area of employment.
  • Reviews, investigates and handles individual or group complaints received from residents and/or clients about ALS Maintenance and Security staff.
Manages the safety and security aspects of the buildings:
  • Ensures the ALS/ILC building is inspected each year and obtains certification for Fire Inspection and Safety.
  • Networks and coordinates planning and development of emergency policies and procedures for the ILC buildings with Kahnawà:ke Fire Brigade, Peacekeepers, Community Protection (Safety Committee) and Environmental Health Services.
  • Responds to activated alarm within the buildings.
  • Checks fire alarm and security system daily and resets, when necessary.
  • Ensures keys for all entrance doors, offices, apartments, closet spaces, storage spaces, outside buildings, alarm boxes, electrical panels are coded and easily identifiable for day-to-day functions and emergency purposes.
  • Enters Logbook notations on any unusual occurrences and observations on residents that need to be addressed.
  • Coordinates and oversees the overall purchasing needs for building safety including First Aid Kits.
  • Ensures and logs the regular inspection of fire alarms, fire extinguishers, sprinklers and AED units.
  • Reviews, investigates, prepares summaries and/or follows up and signs off on all incoming Client Accident/Incident Reports and forwards to appropriate Supervisors.
  • Reviews, investigates (if applicable) and signs off on all incoming Medication Error/Incident Reports and forwards to appropriate Supervisors.
  • In conjunction with the FSRS Team Leader, schedules and regularly undertakes Fire Drill training and exercises with all ALS staff, YAP participants and ILC residents.
Manages daily and preventative maintenance of the buildings:
  • Collaborates and networks with the KSCS Maintenance Team Leader to ensure the ALS/ILC facility is properly maintained and required services and maintenance are achieved as per timelines.
  • Coordinates and oversees the overall purchasing needs for maintenance and facility supplies.
  • Maintains Equipment Maintenance Plan (Lifespan of equipment, etc.)
  • Oversees service/maintenance on: HVAC System, Electrical Room, Sprinklers, Plumbing and Alarm Systems.
  • Oversees housekeeping activities: Vacuuming of rugs, sweeping and washing of kitchen and office floors, bathrooms and hallways, waxing and buffing of floors, dusting of furniture and furnishings and removal of spider webs from all entrances to the buildings.
  • Controls the inspection of the daily sanitation and cleanliness of toilets.
  • Oversees that the proper and sanitary disposal of all kitchen waste and cleaning of grease traps (if applicable) are conducted on an on-going basis; garbage, refuse and hazardous materials are stored in a safe and sturdy container prior to pick up.
  • Manages the upkeep of housekeeping equipment i.e. vacuum cleaners, pails, wringers, mops, sweepers/dusters and attachments are clean, repaired and functional at all times and arranges for regular maintenance and repair to equipment and machinery.
  • Assesses and conducts minor repairs to washers and dryers.
  • Manages the exterior maintenance activities: washing windows, cutting grass, pruning and planting, minor carpentry, building repairs, painting.
  • Removal of snow and ice from fire exits and entrances.
  • Conduct pest control surveillance and eradication.
  • Oversee the parking lot areas are clear of all debris and materials.
  • Follows through on staff and/or residents’ complaints and/or requests for repairs.
  • Receives, verifies, and stores all deliveries and supplies.
  • Keeps an up-to-date Inventory and orders cleaning supplies and materials as required by KSCS.

Performs any other job-related duties as may be required by the immediate Supervisor.

Qualifications, Knowledge and Skills:
  • Diploma of Professional Studies (DEP) in related field(s): janitorial, carpentry, plumbing, etc. with one (1) to less than three (3) years of related work experience.
  • High School Diploma with five (5) to less than ten (10) years of related work experience.
Requirements:
Plant management skills and knowledge of equipment pertaining to particular area are essential.
  • Knowledge and/or experience with supervising.
  • Ability to work independently with minimal supervision.
  • Excellent problem-solving and analytical skills, focused decision making, open to challenge.
  • Strong time management and organizational skills.
  • Intermediate knowledge of computer skills.
  • Valid driver’s license and access to a vehicle.
  • Available for flexible hours to participate in KSCS activities.
  • Lifestyle must reflect that of a positive role model.
  • Knowledge of Kanien’keha.
  • Knowledge of statistics.
Working conditions:

Physical Strain: Manipulates medium loads, 15-60 lbs, occasionally heavy loads.
Shift Work: Mostly regular hours.
Environment: Indoor and/or outdoor work, changing climate.
